Landmark development in Berlin for Charité Berlin and Bayer AG
Leading private- and public-sector sponsors are involved in the development by way of a public-private partnership. The private property developer iQ spaces is developing the ten-storey building with gross floor space totalling around 20,000 m² under the name of “iQ space Berlin-Mitte” at the Bayer Campus in the Nordhafen district.
The centrepiece of the development is the Berlin Center for Gene and Cell Therapies, comprising both an incubator geared to start-ups and a GMP pilot production plant for gene and cell therapies. The incubator company is being funded by Bayer AG and Charité – Universitätsmedizin Berlin. The GMP pilot production plant is being sponsored by the Berlin Institute of Health (BIH) and will be operated by Probiogen AG.
A further core user of the building will be Bayer Co.Lab, which will serve as an innovation and cooperation hub for biotech start-ups and partner companies.

World-renowned research establishments, clinics and hospitals are situated in the surrounding area, including the university hospital Charité-Universitätsmedizin Berlin, the Max Planck Institute and the German Molecular Cancer Research Centre.
